A Regular Cleaning Service for Your Organization: How the Partnership Works

Updated on October 26, 2026

The same restaurant after being cleared out by JunkBrothers: an empty, cleaned-up dining room

For some organizations, an eviction is not an exception but part of their routine. A tenant moves out and leaves their belongings behind. A room in a residential care facility must be cleared out for the next resident. A receiver must clear out a commercial property. Or pallets are piling up in the warehouse.

Searching for a company over and over again, comparing quotes, and explaining where the key is kept takes time. With a regular cleaning partner, you don’t have to do that. In this article, you’ll learn who might benefit from a long-term partnership, what you get out of it, and how it works.

Short answer: As a regular partner, you’ll receive priority in our scheduling, one consolidated invoice per month, and a partner rate. You don’t need to be there: we’ll pick up the key, take before-and-after photos, and provide proof of removal. With Wait-and-Load, we also pick up recurring waste without leaving a container on the street.

1. Who might be interested in a long-term partnership?

  • Real estate agencies, property managers, and landlords. A tenant moves out and leaves behind furniture or a full basement, or a property needs to be vacated for sale or for the next tenant. Every week the property sits vacant costs money.
  • Trustees. Items left behind in the communal basement, the bike storage area, or the attic. As soon as you give the go-ahead, we’ll clean them up.
  • Trustees, attorneys, and notaries. In the event of bankruptcy, liquidation, or an estate, a property often needs to be vacated quickly and discreetly, with a clearance document for the file. See also bankruptcy clearance.
  • Residential care centers and assisted living facilities. After a death or a move, a room often needs to be vacated on short notice. We handle the process with respect so that the family doesn’t have to do the heavy lifting themselves. See also Clearing out a room in a residential care facility.
  • Hospitals and other institutions. Discarded furniture, old filing cabinets, or a full storage room. Medical waste is not included (see the questions below).
  • Municipalities, Public Social Welfare Centers, and social housing. Clearing out homes after a tenant has moved out or passed away, removing abandoned household goods, or clearing out rooms and storage areas that are full.
  • Businesses that generate recurring waste. Pallets, cardboard, old office furniture, or surplus inventory. This is particularly difficult for startups and small businesses: in Antwerp, companies are not allowed to bring these items to the city’s recycling centers. 2. What do you get as a regular partner?

  • Priority in scheduling. Your requests come first. This is especially helpful when a home needs to be ready for rent quickly or a room needs to be vacated for a new tenant.
  • One consolidated invoice per month. No separate invoices for each job—just one summary for your accounting records.
  • A partner rate. For recurring work, we agree on fixed prices in advance.
  • You don't have to be there. We'll pick up the key from you, the real estate agent, or the property manager, and return it afterward. You'll receive before-and-after photos.
  • A proof of removal for each job. We are registered as a waste transporter (OVAM No. 178887). Reusable items are sent for reuse; the rest goes to certified processors.

3. Wait-and-Load: Curbside pickup without a container

For recurring waste or a phased cleanup, we offer Wait-and-Load. Our truck comes to you and waits on site while the waste is loaded. We then drive directly to the processing facility. You choose who does the loading:

  • You load it yourself, or your own crew. We'll wait and haul everything away.
  • We're loading together: your team and ours.
  • We load everything: You don't need to do anything.

The more you load yourself, the fewer labor hours you pay for. This is handy for a renovation done in phases, clearing out a warehouse, disposing of waste after an event, or regularly getting rid of pallets and cardboard.

Difference Container Wait-and-Load
How long has it been there? Usually a few days Only while charging
Permit for Public Roads Required in most municipalities Not necessary: there is no container
Who's charging? Usually yourself You, together, or us
Other people's trash in there? If he's standing unguarded on the street, No, the truck is leaving right away

Are you dealing with a very large volume all at once, such as an entire construction site? In that case, a dumpster might be a better option. We can arrange that, too, and we’ll fill it ourselves: see our container service. On busy streets, we check in advance where the truck can park.

4. How does a partnership begin?

  1. Introduction. Please tell us which buildings or locations are involved, how often items need to be removed, and who your contacts are.
  2. Agreements. We'll outline the partner rate, how to submit a job request, how we handle keys, and how we bill.
  3. Submit assignments. After that, all you need to do is send us a message with the address and a few photos via WhatsApp, email, or phone. We’ll schedule it as a priority.
  4. After each assignment You will receive the before-and-after photos and proof of removal. A single invoice will be issued at the end of the month.

Frequently Asked Questions

Do we need to be present during the eviction?

No. We'll pick up the key from you, the real estate agent, or the property manager, and return it afterward. You'll receive before-and-after photos so you can see that everything is empty.

Will we receive a receipt for the disposal?

Yes, for every job. We are registered with OVAM as a waste transporter (No. 178887). You can use this proof for your accounting records, to provide to the owner, the notary, or for the trustee’s file.

Do you also pick up medical or hazardous waste?

Medical waste, such as needles or contaminated materials, must be disposed of through a licensed medical waste collector. Are you dealing with other hazardous materials, such as chemicals or paint cans? Please mention this in your request, and we’ll work with you to determine the proper disposal method.

Do you also work outside of Antwerp?

Yes, we operate throughout Flanders and the Brussels Region. Outside of Antwerp, a distance surcharge applies. We agree on this in advance.

Is a long-term partnership also a good option for a small business?

Absolutely. Even if you only have something picked up a few times a year, a regular schedule saves you the trouble of searching and comparing options each time. Tell us what you need, and we’ll find a solution that works for you.
